Founded by someone who has worked inside the elevator business

We know how maintenance contracts are written, priced and renewed, because we have seen it from the contractor's side.

Why Lakeshore Vertical exists

Most building owners sign the contract their elevator company gives them, renew it without reading it, and pay invoices they have no way to check. The contractor holds all the information.

Lakeshore Vertical was founded to put that information back in the owner's hands. Its founder's background is in elevator operations and account management across the Great Lakes region, from contract renewals and invoice disputes to modernization projects. We know where the gaps are in a standard contract, how callbacks and repairs get billed, and what good maintenance looks like on site.

We chose Western New York because it is where we can be on site quickly, and because its building stock, much of it older equipment, is where independent advice matters most.

Our independence pledge

  • Our only client is the building owner. No commissions, referral fees or rebates from contractors or suppliers. Ever.
  • We never do the work we recommend. We do not sell, install, maintain or repair equipment, so our advice has no upsell in it.
  • Every contractor bids on equal terms.Including your current one. We publish the same specification to all of them.
  • We disclose any relationship. If we have ever worked with a contractor on your shortlist, you hear it from us first.
